We Acquire, Improve and Efficiently Manage Cycle-Resistant, Income Producing Real Estate

 

Steeple Rock Partners LLC, is a real estate investment firm that acquires multifamily apartments, self storage, and other high cash-producing commercial real estate. The opportunities we are investing in must meet our high standards of preservation of capital and low risk. The assets we collect produce consistent cash distributions, and build equity through future capital appreciation.

 

Our Model

 

  • Our network of brokers, sponsors, managers, and operators offers us partnering opportunities on a regular basis. We filter through these and partner with those projects where we see  exceptional value add opportunities. 

  • Favor locations and markets with strong growth dynamics and located in the path of progress.

  • Focus on value-add, repositioning, and rebranding projects that have existing revenue and strong net operating income.

  • Target holding periods of 3-5 years with opportunities for refinancing cash-outs or other liquidity events once significant value is created.

WHY REAL ESTATE?

 

Real estate provides a hedge against inflation, consistent cash flow, and an offset to setbacks that occur in stock market investing. It is a proven investment vehicle for wealth building and wealth preserving. We purchase well-located, value-add commercial properties in large and growing markets. While multifamily is a core holding, we see opportunity in a variety of commercial assets.

We are value investors. We create value by ensuring that every improvement to our projects increases its value by significantly more than the cost of the improvement. Our team has a competitive advantage due to the experience of our partners, our lending and property management relationships, and the close proximity we maintain to our projects.

Mike Krieg

Michael is co-founder of Steeple Rock Partners, LLC. Michael earned a degree in Business Administration from the University of Montana with an emphasis in Finance and International Business. He has been investing in real estate for 17 years. Mike has co-sponsored multiple projects to purchase 5000 apartment and self-storage units. He has been a featured writer on the Bigger Pockets Real Estate Podcast, a guest on several real estate podcast shows, and has taught multifamily syndication to 400-level finance students in the university setting.

 

Mike has also raised funds for non-profit organizations in both startup and development phases. Michael got his first experience investing in real estate in the early 2000s while living and working as an expatriate in Samara, Russia.

Kirk Avery

Kirk earned his degree at Texas Tech University and completed further education at the American University in Dubai.  Over the past 25 years, he has raised over 1.5mm in the non-profit sector, served as Vice President of Business Development at one of Austin’s premier television production companies, and worked in sales effectiveness and strategy for a global leader in pharmaceuticals.

Kirk owns and manages both commercial and residential properties mostly in Texas. He has served as a co-sponsor on the acquisition of over 3400 multifamily and self-storage units valued at $300m. He is a native Texan and co-founder of Steeple Rock Partners, LLC.

Matt Pursley

After graduating from Lenoir-Rhyne University in North Carolina, Matt moved to New York City to work with International Students at New York University. He raised $125k year over year since 2012. He started exploring entrepreneurship and investing when his wife started her own company in 2019. Once he discovered real estate investing, he was hooked. 

Since then he's been involved in flipping homes, deal analysis, managing rehab projects, and counseling new and aspiring investors. Matt oversees Investor Relations at Steeple Rock Partners, LLC.

HOW IT WORKS

 

Steeple Rock works hard to find great opportunities in growing markets. While there are many opportunities, few meet our strict investment criteria of capital preservation and conservative underwriting.

 

As opportunities arise, investments will be presented to investors on our exclusive investor list initially through email, and eventually in the form of an Investment Summary. Each Investment Summary will contain information that will assist investors in evaluating the quality of the prospective investment.

 

Each asset is titled under an LLC. The ownership of the LLC is divided among the managing members and equity investors. 

 

Each investment project has a limited amount of capital needed to fund the project. The percentage of ownership in the LLC is based upon the amount invested.
